03 / YOUR HOUSE COST FEED

Market moves. Your margin moves.

Connect your actual material budget to public price indexes. See which dollars are exposed, which are committed and where the evidence ends.

PUBLIC DATA / PRIVATE BUDGET

Source unavailable · retained observations

Monthly U.S. producer-price indexes. Last successful source retrieval: Oct 8, 2026, 6:01 AM. Refreshing the page does not create a new monthly observation. The shared cache is eligible for its next check after Oct 9, 2026, 10:23 AM.

01 / YOUR BILL OF MATERIALS

Map the budget you actually carry

Baseline budget is the dollar allowance priced in your baseline month. Paid and locked are portions of that same allowance already purchased or contractually fixed. The exposed remainder is calculated. Do not use a supplier’s nonbinding estimate as a price lock.

Ready-mix already includes cement. Add a separate cement line only for a distinct purchased quantity, never for cement embedded in the same ready-mix budget. Mineral-wool data does not represent every insulation product; gypsum data is broader than an individual board. Choose unmapped when the proxy does not fit.

Formula: exposed dollars × (latest index ÷ exact baseline-month index − 1). Paid and locked dollars receive no index change. Missing months are never interpolated; copper wire/cable’s missing July 2020 baseline therefore cannot be calculated. Different index base years do not prevent calculating each series’ own percentage change.

03 / CONNECT THE PROJECT

What does this do to the margin?

No saved feasibility project in this browser yet.

Open project feasibility

This optional overlay subtracts the covered materials-only cost change from saved profit. It does not recalculate loan draws, interest, contingency, soft costs, selling prices or schedule. Uncovered exposure can change the result further. Revisit the full feasibility model for a revised development budget.

Your project inputs stay in this browser unless you explicitly export or share them. Public source requests do not include your budgets.
