Cash, scenarios and evidence limits
  • This is a finite comparison of the entered choices, not a forecast, project approval, optimum, loan offer or estimate of the probability of success.
  • A case passes only if modeled cash stays above the entered reserve and profit divided by revenue meets the entered target margin. Passing the two modeled cases does not cover all possible outcomes.
  • The combined stress applies the entered sale-price change, hard-cost change, extra closing delay and upper additional site allowance together. It does not change home design, buyer demand or construction duration.
  • Additional site/utility allowances are total project dollars above the site cost already in the shared budget. They are converted to per-home site cost and receive the same entered soft-cost and contingency percentages. The lower allowance is used only as the sensitivity comparison boundary.
  • Only explicitly enabled schedule, land-offer and additional-cash choices appear as alternatives. The unchanged plan is shown separately. No change is applied to the saved project.
  • Additional cash improves funding sufficiency; it does not create revenue or improve profit, reduce borrowing, or include a return owed to an equity investor. A lower land offer is an assumption that requires seller agreement.
  • Evidence priorities rank the larger absolute dollar change in required cash or profit from each entered sensitivity. These are not probabilities, expected losses, additive impacts or a prediction of which issue will occur.
  • The connected monthly cash model uses equity-first, non-revolving debt, midmonth draws, end-of-month closings and cash-paid financing costs. Its 360-calendar-month and numeric limits apply to every case. Shared static duration and average-draw assumptions are not used.

Recorded evidence status does not change costs automatically. The quote tool and cost book retain their own scope and dates. Public research has no access to your project inputs.
