Start with historical city context, then investigate the buyer, competing new homes and the actual development site. This brief does not establish an achievable new-build selling price.
Separate the city from the metro. The September 2026 housing-cycle report covers July jobs and permits and Q2 broad home prices for the surrounding metropolitan area. The city figures below are a different historical dataset; neither substitutes for new-home comparables.
The population estimate describes the city’s scale. Median household income adds background for a buyer-payment scenario, but says nothing by itself about credit, down payments or active purchase demand. Historical owner-occupied values describe the broader housing stock, not closed sales of competing new homes.
Three questions to take into your research
What product fits the buyer’s full payment? Compare home size, selling price, down payment, mortgage terms, taxes, insurance and incentives. Investigate household trends and employment access at the intended trade-area scale.
Which new homes would compete at delivery? Verify nearby communities, product specifications, completed inventory, incentives and recent closed new-home sales. Keep permits, starts, contracts and closings separate; an authorized unit is not a completed competitor.
What must the site and margin support? Obtain land and site-work estimates, utility evidence, approval timing, material quotes and construction financing terms. Stress the selling price, build costs and carrying period before committing to a land price.
A question for Houston: What land price remains supportable after site drainage, flood requirements, build costs and the buyer’s taxes and insurance?
What still needs verification
Current closed new-home comparables and incentives; community sales pace and cancellations; buildable product and density; water, wastewater and legal access; title, survey, flood and drainage requirements; delivered material quotes; and construction coverage and financing. This city snapshot does not establish any of these project-specific facts.
