The tape, weather barriers, flashing, fasteners and installation still need a matched comparison. The lower panel subtotal cannot establish the lower completed assembly cost.

Raleigh directs applicants to establish service availability with its water-review team using the address, utility needs and service size. Its process also distinguishes developer-installed connections and other requirements.

Before fixing the land offer, record the connection point, work responsibility and additional allowance. The decision desk shows how the entered range changes cash and profit.

Review, construction and closing have different clocks.

The published 2025 U.S. built-for-sale cohort averaged this duration from construction start to completion. It does not include the land acquisition or permit process.

Raleigh lists a 10-business-day first-review target and 5-business-day additional-review target for new single-family, duplex and townhouse applications. These are goals, not total permit durations or guarantees. The closing date needs its own assumption.

Home Depot store and delivery geography are unverified; the roofing price is from a Bristol, Pennsylvania supplier. No local installed quote or transaction dataset is implied. The reference kit prices 3 of 5 selected raw-material lines; it is not a finished-home estimate.

The reference shape is 30 × 60 ft with 9 ft walls. Quantities and waste assumptions are shown in the cost book. This is the first edition, so no historical price move is inferred. A future edition requires another source review; this page does not refresh its prices automatically or send a newsletter.
